CLASSIFICATION AND REGULATION OF PUBLIC AND MUNICIPAL REAL ESTATE MAINTENANCE MODE
Abstract
The maintenance and operation of public buildings is considered. The integrated management approach to control all costs of facilities maintenance is proposed to make clear their life cycle cost analysis and to develop a classification of maintenance modes that reflects the common value of current and capital expenditures, shows its impact on the overall cost of maintenance and operation. The classification of real estate maintenance modes is as follows: preventive and predictive efficient maintenance and corrective, emergency, call back and deferred inefficient maintenance. Therefore imperative use of efficient and effective prevention is recommended to manage the public facilities. As a reasonable modes the alternative of preventive and predictive maintenance are considered which consists of current and capital repairs. The emergency and call back maintenance are defined as ineffective.
