MAINTAINABILITY OF THE DESIGN OF THE FLOOR OF BUILDINGS OF THE HISTORICAL CENTER OF ODESSA FROM THE POSITION OF COMPLEX POWER RECONSTRUCTION

Abstract

As one of perspective forms of integration various complexes act in town-planning structure. In the course of formation of plans of social and economic development of large cities even more often there is a situation when for increase of efficiency used financial, material and a manpower concentration of efforts, but also new progressive forms of the organization of building manufacture is necessary not simply. We offer to create the corporate complexes having various scales, the purposes, structure (in town-planning reconstruction - Corporate scientific and technical complexes town-planning power reconstruction "CSTC T-PPR"), as the innovative organizational structure using in practice the saved up scientific and technical potential for reconstruction of buildings of historical building of Odessa 1820…1920 years under standards power efficiency.
In Odessa in a context of the international integration to standards power efficiency buildings city target programs operate: the City target program of inclusion of the central historical part of building of Odessa to the basic list of the World inheritance of UNESCO on 2013…2018 years and the City Program is power efficiency of Odessa on 2013 … 2018 years.
Within the limits of these programs it is necessary to execute a technical estimation of buildings of historical building of Odessa 1820…1920 years, in which calculations according to maintainability of designs are carried out.
It is especially important to spend a tentative estimation of maintainability for multielement (multilayered) constructive elements replaced while in service. Here floors and roofs first of all concern. Frequency of carrying out of repairs for such designs is defined by service life of the least durable layer which is a part of all design. For a maintainability estimation it is expedient to use the following operative (time of restoration of a working condition of a design) and economic (total expenses of work of workers for design restoration, relative cost of repair work, a total factor cost for restoration of a working condition of a design) indicators.
In article the design of a floor which was widely enough applied in civil houses of historical building of Odessa is considered. A design of a floor from linoleum (5mm) on a board flooring (thickness 30mm from boards width 100 and 120mm) and on logs (80х60mm, through 500mm), laid on sound-proof tape linings from roofing material. All four elements of a floor have various service life: the least bottom layer - linings from roofing material. However conditions of operation of a floor can be that, that replacement the covering of a floor (linoleum) or logs will demand first of all.
On the basis of the above-stated for each element of a design the integrated list of the auxiliary and basic technological operations necessary for restoration of a working condition of an element is established. For each kind of auxiliary and basic operations expenses of work of workers for performance of the given work are defined and availability factors, average easily demountable and controllability for each element of a design of a floor are found.
In article the estimation of maintainability of a design of a floor from linoleum on a board flooring for buildings of historical building of Odessa 1820…1920 years is executed. The considered design of a floor from a maintainability position possesses small availability К a = 0,08, average easily demountable К d = 0,29 and controllability К c = 0,33.
