REHABILITATION OF COASTAL INDUSTRIAL TERRITORIES AS A CURRENT AREA OF THE DEVELOPMENT OF THE MAJOR CITIES

Abstract

The research paper deals with the issues of rehabilitation of coastal territories of big cities, where industrial zones of various purpose have historically been formed. Their significant proportion are port complexes, which have lost their relevance from the point of view of technical equipment and urban planning. There is an urgent need to open up the central spaces of waterways of the cities, restore historic and create new connections with this part of the city, which will enhance the comfort, environmental safety and aesthetic quality of the urban environment. The research paper analyzes methods of rehabilitation of industrial coastal territories in foreign practice; determines the factors influencing the choice of a particular way of renovation of coastal industrial zones and the methods of determination of transformation strategies; considers the criteria of estimation of completeness of architectural-spatial environment of coastal industrial-landscape zones. The renovation of the port facilities requires preliminary studies of the whole complex. In addition to determining the status of facilities, you must take into account the individual characteristics of buildings, which are presented in urban and space-planning parameters. The town-planning characteristics that were important in this case were identified: the location of the complex of port facilities relative to the city center; access to waterways; the importance of port facilities in the formation of the silhouette of development; limitation of location and construction in the territory; accessibility of territories - connection to urban spaces and infrastructure. The most promising directions of development of the port territory are determined not only by the demand for modern needs, but also by the objectives of development of the whole territory of the city. This large industrial area should be positioned by designers as a full-fledged part of urban space.

To date, we can distinguish the following options for the use of coastal areas: reorganization or renovation of coastal industrial zones; the demolition and further reorganization of old buildings and dwellings along the waterfronts; arrangement of additional transport interchanges and roads; creating additional artificial territories for the city. The research paper analyzes the global experience of coastal zone rehabilitation, determines the main directions of formation of new functional bases for these territories, general factors influencing the process of transformation, explores conceptual approaches to solving a certain range of issues of urban, technical and aesthetic nature.
