INVESTIGATING THE EXISTING INDUSTRIAL FACILITIES FOR THEIR RECONSTRUCTION INTO COMMERCIAL AND OFFICE BUILDINGS
Abstract
The article defined tasks and features of an investigation of existing industrial facilities during its reconstruction into the trade and office buildings. There were identified factors that affect the scope of the survey. Influence of defects and damage to the scope of reconstruction has been determined. The algorithm provides a survey of industrial buildings under renovation. Research can help to determine the way of reconstruction:
– it should be without significant capital investments, applying the method of conservation of the existing structure of the industrial buildings and the availability of this minor kinds of defects and damages;
– with minor expenses, (overall existing load-bearing structures), When applying the method of conservation of the outer shell together with the change of spatial planning the structure of the industrial building and the availability of this minor kinds of defects and damages;
– with significant expenditures, When applying the method of maximum change in the existing planning structure and the outer shell. In this case, in addition to the overall existing load-bearing structures, there is a need for reinforcing or replacing the individual structural elements of existing buildings;
– in general, it is inappropriate if there is a threat of a sudden destruction, requires the demolition of the existing building.
The research results can be used in the design of reconstruction of industrial buildings.
