TRENDS AND PROSPECTS FOR DEVELOPMENT OF WAREHOUSES ON REAL ESTATE MARKET OF KHARKIV

Abstract

The purpose of the article is to investigate the trends and determine the prospects for the development of the market of industrial and warehouse real estate.

To solve the purpose of the article, the following tasks are assigned:

- analyze the structure of the market of industrial and warehouse real estate;

- to explore ways of developing such a segment of the real estate market as industrial and warehouse real estate;

- analyze the structure of demand and supply in the market of industrial and warehouse real estate at its purchase of sales;

- to analyze demand and supply in the market of industrial and warehouse real estate at its lease;

- to study the tendencies of increasing demand in the market of industrial and warehouse real estate;

- on the basis of the conducted research show the prospects of the development of the market of industrial and warehouse real estate.

The research of price indices was conducted. The main pricing factors in the warehouse real estate market are: transport accessibility, convenient access roads, condition of premises, storey buildings, availability of communications, height of ceilings, the presence of a ramp, railway branch for carrying out loading and unloading works, size of land, availability of autonomous input ( entry)

The article reviews the market of industrial and warehouse real estate in the city of Kharkiv. The researches of the production-scandalous premises within the city were investigated, the analysis of different segments of industrial and warehouse real estate was conducted. The analysis of the market showed that potential buyers are interested in production and warehouse buildings with an area of 1000-3000 sq.м located in industrial zones within the city, in good condition, with communication. Particular attention is paid to the analysis of demand and supply in the segment of lease and purchase and sale of warehouses.

In the course of the research, it was determined that the basic array of offers in the market consists of premises of factories and production bases.
